2. How many properties can I purchase at one time from American Property Wholesalers?
When it comes to CA$H ONLY investments you can purchase as many properties
that your financial means will allow. As for financed deals you can buy as
many properties as you have down payments for. That's how a lot of rental
property cash flow investors create huge monthly positive cash flows.
3. I've selected a property. How do I "lock down" a property?
Properties are sold on a first-come first-serve basis. Cash buyers will need to fill out a purchase agreement and send it with an earnest money deposit (EMD) in order to "lock down" a property. Upon receipt we forward it to the title company. Once title work is complete, we will schedule a closing. If you require financing, you must be pre-approved with one of our lenders. You must first fill out a form and fax/email to our lender who will process your request within 48-72 hours. Once approved, we'll send you a purchase agreement and a "good faith estimate" detailing the terms of the loan etc. Then you'll sign it and send it back with an earnest money deposit. Next we'll sign the purchase agreement and forward it to the title company. Once title work is complete and financing conditions are met, we'll schedule the closing.
4. I've selected a "wholesale" property and want to take control of it, how do I do it?
That's easy! Simply contact us for availability and assignment price. Next overnight funds (cashiers check/certified check) to us and we'll complete the assignment paperwork upon receipt and forward it to you.
5. What condition does American Property Wholesalers sell property in?
Most of the properties "sold" or "wholesold" are bank REO's and they are sold "AS IS" and "WHERE IS" generally in need of rehab in which we provide rehab estimates in our listings. We try to provide as much information about each property as we have available; however, our information on our wholesale listings is usually limited. Other properties are sold in Move-In condition and are also sold "AS IS" and "WHERE IS".
6. What is American Property Wholesalers Cash Flow property opportunity all about?
Simply put APW acquires distressed properties, fully renovates them and places tenant renters and property management in place and sells them generally in a price range of $35,000 - $75,000 to investors who are looking for turn-key, positive cash flow rental properties with instant equity. We accomplish all of this by investing in low markets that have high rents. This allows our investors to acquire property for the lowest prices on the market today, hold for long term gains for wealth building tomorrow, while realizing strong positive monthly cash flow in the now. 7. How do I qualify for APW Financing?
That's easy! Simply fill out a loan application and our finance department will process your application. Qualifying for APW Special Homeowner Financing is generally easy, stress and hassle free. After your application has been carefully reviewed and approved, qualified individuals will be informed of all applicable rates and terms of financing and closing is scheduled thereafter.
8. What if im not the ideal borrower?
If you don't meet the typical lending standards to be a good borrower, we strongly advise that you still fill out a loan application. Our lenders can determine what is needed to become the ideal borrower or may have a special program that will work in your case.
9. What's my down payment?
For owner-occupied property buyers have to put a minimum of 25% down.
For investors 50% down on Retail Move-In Ready or Cash Flow Rental property and all cash for CA$H ONLY deals.
10. Why are American Property Wholesalers prices so low?
APW buys distressed properties at a discount and have systems and professionals in place to minimize costs. All of our properties are priced to cash flow. In turn they sell expeditiously therefore we never have a large inventory of real estate. A lot of our properties sell immediately after acquisition.
11. What do I do if I don't see any properties that meet my investment criteria?
If you don't see any properties that fit your investment criteria just fill out an Inner Circle Investors Form and place your investment criteria information in and generally within in days or weeks we would generally be able to provide you with a selection of properties that will accommodate your investment needs. That's some of the benefits of being in the "Inner Circle"!
12. What happens to my EMD (Earnest Money Deposit)?
Your EMD is applied to your purchase price at closing. If you are not approved for a loan, your EMD will be returned. If you don't close for other reasons you may forfeit your EMD!
13. How do I close if I am out-of-state?
The title company will email/fax you all of the documents. You'll then print 2 copies, sign both copies and nextday them back to the title company. Then, we'll meet with the title company and sign both copies and the title company will mail you back your copy. It's that simple!
14. What additional costs do I pay at the closing?
In addition to the purchase price, you as the buyer have the normal closing costs associated with purchasing real estate, namely, proration of taxes, appraisal, settlement fees, recording fee, etc. At the time of closing, you are provided a closing statement outlining all closing fees.
15. How do I take title to the property?
At closing you will receive a warranty deed or special warranty deed in your name or company name that is clear of any encumbrances.
16. How long does it take to close?
If it is a cash purchase, closing takes place as soon as title work is updated, usually 2 weeks. If it a bank financed purchase, closing typically takes 30-60 days.
17. When do I pay my property taxes and insurance?
If it is a cash purchase, you will pay your property taxes when they come due each year in July and December. Insurance can be paid annually or monthly depending on how you set it up with the insurance company. If it is a bank financed purchase, typically taxes and insurance put in escrow and paid monthly with your P & I payment.
18. How do manage my tenant?
Once you purchase a cash flow property, you enter into a rental management contract with the property manager. He/she handles everything from filling the unit, registering the property with the city, city/section 8 inspections, collecting rents, maintenance calls, etc.
19. How do I get my rent checks?
Management of your unit is outlined in your rental management contract with your property manager. The property manager will collect rents, take out his/her fee and any other fees and mail you the balance.
20. Are there any warranties provided?
At APW we don't offer home warranties due to the already deep discount on properties.
